Sounds interesting. It's not an unachievable price when a few families get together. And there are plenty of agricultural options, the cold winters can be used for natural weed control making permaculture work well. But we're past the peak of the warming cycle and are looking down the barrel of 200 years of cooling if history is any guide, which it is, so south would probably be a better option for long-term food production. On the other hand, if you can survive the conditions and want to avoid the crowding and conflict that may occur over prime warm land, north might be perfect...
